Building Permit Requirements

Residential*

  1. Application
  2. Copy of Builders’ License and Driver’s License
  3. Two (2) Sets of Construction Plans
    Plans must be sealed if construction is over 3500 sq. ft.
  4. Michigan Energy Worksheet
  5. Plot Plan
    Must be drawn to scale and include:
    1. Drainage Plan
    2. Elevations of Existing and Proposed Grades.
    3. Location of Septic & Well
    4. Setbacks
    5. Any existing buildings on site
  6. Copy of Well and/or Septic Permits from Oakland County
    (Septic System must be 100’ from a body of water)
    -or-
    Water and/or Sewer Tap from Department of Public Works
  7. Driveway Permit from Road Commission at Oakland County
    Driveway permit not required on private roads
  8. Soil Erosion permit from Oakland County
  9. Application Fee (see Fee Schedule)

Review Time:  Once ALL documentation is received the application shall be approved or denied, in whole or in part within 10 business days, except that in the case of an unusually complicated building or structure, action shall be taken within 15 business days.  As outlined in Section 11(1) of PA 230.  Applicant will be contacted when permit is ready to be issued.

Building permit does not include Electrical, Plumbing, Heating, Fireplace or Air conditioning permit. These are separate permits issued after permit to build.

R1A
(Single Family Residential), Minimum Lot Size - 15,000 Square Feet with 100 Feet of Road Frontage.

Front Yard Set Back: 40 Feet
Rear Yard Set Back: 50 Feet
Side Yard Set Back: 10 Feet


R1B (Suburban Residential), Minimum Lot Size - 1 Acre with 125 Feet of Road Frontage.

Front Yard Set Back: 40 Feet

R1C (Suburban Farm Residential), Minimum Lot Size - 1½ Acres with 200 Feet of Road Frontage.

R1R (Rural Residential), Minimum Lot Size - 3 Acres with 200 Feet of Road Frontage.

Lot Line Definition

A line dividing one lot from another, or from any other piece or parcel or property of whatever nature, or from a street, or from any other use of any kind whatsoever.

  • Front lot line - In the case of an interior lot abutting upon one public or private street, the front lot line shall mean the line separating such lot from such street right-of-way.  In the case of a corner or double frontage lot, the front lot line shall be that line separating said lot from that street which is designated as the front street in the plat and in the request for a building permit.
  • Rear lot line - Ordinarily that lot line which is opposite and most distant from the front lot line of the lot.  In the case of an irregular triangular, or gore-shaped lot, a line ten (10) feet in length entirely within the lot parallel to and at the maximum distance from the front lot line of the lot shall be considered to be the rear lot line for the purpose of determining depth or rear yard.  In cases where none of these definitions are applicable, the Board of Appeals shall designate the rear lot line.
  • Side lot line - Any lot lines not a front line or a rear lot line.  A side lot line separating a lot from a street is a side street lot line.  A side lot line separating a lot from another lot or lots is an interior side lot line.
  • Street or alley lot line - A lot line separating the lot from the right-of-way of a street or an alley.

Commercial and Multiple

  1. Application to be completed and signed – if no pre-construction meeting is required, submit the following:
  2. Two (2) Sets of Sealed Construction Plans accompanied by one (1) electronic copy
  3. Site Plan
    Must be drawn to scale and include:
    1. Drainage Plan
    2. Elevations of Existing and Proposed Grades
    3. Location of Septic & Well
    4. Any existing building on site
  4. Oakland County Driveway Permit/Michigan Department of Transportation
  5. Sewer/Water Permit (or copy of Application) or Septic/Well Permit
  6. Oakland County Soil Erosion Permit
  7. Plan Review Fee (see Fee Schedule)

Process to issue a Commercial Building Permit request takes approximately 3-4 weeks. Applicant will be called when permit is ready to be issued.

  • All Electrical, Plumbing, Heating and Air Conditioning permits are separate.
  • Must follow Fire Department recommendation in accordance with Fire Codes.
  • Must adhere to Barrier Free Design Codes.
